Tightening Inventory, Steady Buyer Demand

As we move through the Summer, the Brooklyn market is showing an increasingly interesting dynamic: inventory is tightening while buyer demand remains strong relative to last year.

On the supply side, Brooklyn inventory is compressing. Only 20% of listings are fresh—on the market for fewer than 30 days—while 48% have been sitting for 90+ days. In other words, nearly half of the market is aging, while the overall inventory level is roughly flat year over year. More importantly, the flow of new listings is slowing, with early-August listing activity falling below last year's levels. There are simply fewer new options coming to market.

At the same time, buyer engagement continues to run well ahead of 2025 levels. The 30-day buyer pipeline remains healthy and stable, and weekly activity has bounced back with broad-based momentum across price tiers.

The result is a market that looks increasingly favorable for well-positioned sellers. Buyers are still actively looking, but the number of fresh choices available to them is shrinking. Recent Brooklyn data shows the same trend, with inventory moving below last year's level as new listings declined.Bottom line: Brooklyn is entering the late-summer period with less fresh supply and a buyer pool that remains engaged. For sellers considering a move, this is a good reason to stay online and remain visible. And for buyers, it reinforces the importance of being ready to act when the right property comes to market.
