Mortgage Calculator

How this is calculated

Our mortgage calculator determines your monthly principal and interest payment using the standard amortization formula.

M = P ×r(1 + r)n(1 + r)n − 1

In this equation, M represents your total monthly payment. P is the principal loan amount. The variable r stands for your monthly interest rate, which is your annual interest rate divided by 12. The variable n is the total number of payments over the life of the loan, calculated by multiplying your loan term in years by 12.

Make the monthly number real

An estimate is a starting point. An agent can walk you through what lenders will actually approve, compare rate scenarios, and help you find the right property at the right price.

Talk to an agent about financing

The Finelli Team's mortgage calculator estimates your monthly payment on a New York City home — principal and interest, property taxes, homeowners insurance, and, for condos, common charges. For second homes it also adds the annual NYC pied-à-terre surcharge, pulled from the team's live tax data.

What goes into a monthly mortgage payment in NYC?

Most NYC payments combine four parts: principal (the loan balance you pay down over time), interest (the lender's cost of the money), property taxes, and homeowners insurance. Condo buyers add monthly common charges; co-op owners pay a maintenance fee that usually bundles the building's underlying taxes into one number.

How does the calculator handle PMI?

Private mortgage insurance is added automatically when your down payment is below 20% of the purchase price. It protects the lender rather than you, and it typically drops off once you reach 20% equity — at which point your monthly payment goes down.

Why does a second home cost more?

New York City charges an annual pied-à-terre surcharge on certain non-primary residences, based on the property's assessed value and number of units. Switch this calculator to a second-home scenario and it adds that charge using the current rates The Finelli Team maintains.

How accurate is the estimate?

It is a planning tool, not a loan offer. Your actual rate, taxes, insurance, and building charges depend on the property, the lender, and your credit profile. Use it to compare scenarios, then talk to the team to price a specific deal.

Frequently asked questions

How is a monthly mortgage payment calculated in New York City?

A NYC payment has four parts — principal, interest, property taxes, and homeowners insurance. Condo buyers also pay monthly common charges, while co-op owners pay a maintenance fee that typically bundles the building's taxes into the payment.

When does private mortgage insurance (PMI) apply?

PMI is added automatically when your down payment is less than 20% of the purchase price. It protects the lender, and it normally drops off once you reach 20% equity.

What is the NYC pied-à-terre surcharge?

It is an annual surcharge on certain second homes in New York City — property the owner does not use as a primary residence. It is based on the property's assessed value (for condos and co-ops), not the sale price, so enter the assessed value from your tax bill to estimate it. Without that figure the calculator leaves the surcharge out rather than overstate it.

Do co-ops and condos finance the same way?

Not exactly. Co-ops are bought as shares and require board approval, often with stricter financing rules; condos are financed like standard real estate, usually with a conventional mortgage.

Last reviewed October 2026. General information only, current as of the review date above — not tax, legal, financial, or lending advice. New York City and New York State rules, rates, and thresholds change and are sometimes under legal challenge. Confirm every figure with your attorney, accountant, or lender before you rely on it.
