NYS Fair Housing Notice

New York State and New York City fair housing protections, the classes they cover, and where to file a complaint.

Effective September 30, 2026

Housing discrimination is illegal

This is the New York State Housing and Anti-Discrimination Notice for The Finelli Team. Federal, New York State, and New York City law prohibit discrimination in the sale, rental, or leasing of housing. Under the New York State Human Rights Law, it is illegal to discriminate because of race, creed, color, national origin, sexual orientation, gender identity or expression, military status, sex, age, disability, marital status, familial status (having children under 18 in the household), lawful source of income, or any other protected class.

Source of income and housing vouchers

The New York City Human Rights Law expressly protects lawful source of income. That includes Section 8 housing choice vouchers, other housing subsidies, and any other lawful source of income. We do not refuse to show, sell, or rent a home because of how a buyer or renter pays.

How to file a complaint

If you believe you have experienced housing discrimination, you can file a complaint at no cost, and you do not need a lawyer to file.

  • New York State Division of Human Rights — file a complaint or call 1-888-392-3644.
  • New York City Commission on Human Rights — visit the Commission or call 311.
  • New York State Department of State — the official notice form is DOS-2156, the New York State Housing and Anti-Discrimination Disclosure Form. Download the current form.

Our commitment

The Finelli Team and Compass abide by these laws. We describe properties, not people, and we do not steer anyone toward or away from a home because of a protected characteristic. If you need a change to how we work so you can search for a home or attend a showing, see our Reasonable Accommodation Notice.
