Standard Operating Procedures
The three questions New York Real Property Law § 442-h asks about prospective buyers, and where to read Compass’s official answers.
Effective September 30, 2026
Why this page exists
New York Real Property Law § 442-h requires real estate brokers to publish standardized operating procedures for prospective buyer-clients and to provide a copy on request. The Finelli Team operates under Compass’s broker standard operating procedures. Compass is the licensed real estate broker for our team.
The three questions the law asks
The published procedures must answer three questions about prospective buyer-clients:
- Does the broker require prospective buyer-clients to show identification?
- Does the broker require an exclusive buyer representation agreement?
- Does the broker require mortgage pre-approval before showing homes?
Compass’s published answers
The authoritative answers for our office are in Compass’s published procedures. Read Compass’s New York Standard Operating Procedures. That document states what Compass requires on identification, buyer representation agreements, and mortgage pre-approval, including any exceptions. If anything on this page differs from it, Compass’s published procedures control.
What this means when we work together
Before we tour homes or prepare an offer with you, we will tell you what Compass requires and give you the relevant agreements to read. See our Agency Disclosure for how representation begins. Ask us anything before you sign.
