Rental Agent
Own the team's rental pipeline. High-volume, fast-cycle work that's the proving ground for serious real estate careers.
Compensation
Commission-based with a base draw during your first six months. High-volume agents earn $80K-$150K+ in their first year.
About this range. The figures above are the range we genuinely believe we can pay for this role as of the date this posting was published, not a best case. Where compensation is commission-based, actual earnings depend on your own production and we cannot guarantee a figure. Nothing here is a guarantee of profit.
About This Role
Rentals are the engine of any NYC real estate team, and at The Finelli Team they're also the fastest path to understanding how deals actually work. You'll handle a high volume of transactions — 15 to 25 closings a month is normal here — and you'll learn to read clients, price inventory, and move quickly in a competitive market.
This role is full-cycle: you source the leads (via Compass platforms, our website, and partnerships), qualify renters, show apartments, negotiate terms, and close the deal. You're not waiting for someone to hand you a warm body — you're building your own book of business.
The rental track is also where our sales agents start. If you perform here and want to move into buyer or listing representation, the path is open. Many of our best sales agents cut their teeth on the rental desk.
Responsibilities
- Manage the full rental lifecycle from lead generation through lease signing
- Source and qualify prospective renters via Compass CRM, referrals, and digital channels
- Show apartments across Brooklyn and Manhattan, including open house events
- Negotiate lease terms, verify documentation, and coordinate with property managers
- Maintain accurate records of client interactions and transaction status in the CRM
- Hit monthly volume targets — our rental team consistently closes 60+ units per month collectively
- Collaborate with the marketing team on listing content and social promotion
Requirements
- Active New York real estate license (or actively pursuing one with an expected completion date)
- Comfort with high-volume, fast-paced work — rentals move quickly and so do you
- Strong organizational skills to juggle multiple transactions simultaneously
- Excellent verbal and written communication — you're the first impression for many renters
Nice to Have
- 1+ year of rental or residential real estate experience in NYC
- Familiarity with Compass tools, MLS systems, or similar platforms
- Existing network of renters or referral sources

Equal opportunity

Independent contractor status
Real estate salespersons affiliated with The Finelli Team are independent contractors associated with Compass, a licensed New York real estate broker — not employees. A valid New York State Real Estate License is required, and you keep control of your own license and application. Contractors are paid by commission as described above and are responsible for their own taxes; where a draw or other advance is provided it is documented in writing, and contractors are issued a 1099.
Requesting an accommodation
If you need an accommodation to take part in the hiring process — because of a disability, pregnancy, lactation, a religious observance, or any other protected need — tell us and we will provide one. You do not need to explain anything you would rather keep private, and asking will not count against your application. Under the New York City Human Rights Law, this right applies to independent contractors and interns as well as employees, and it applies during recruitment rather than only on the job. Email finelliteam@compass.com and we will respond.
What we assess
We assess licence status, relevant experience, production history, and how you work. We do not ask about, and will not consider, your race, colour, religion, creed, national origin, citizenship or immigration status, sexual orientation, gender identity or expression, sex, age, disability, marital or familial status, military status, lawful source of income, height, weight, or criminal record. Where a role requires you to demonstrate an ability to meet the financial terms of a transaction, we ask only for the financial information that role genuinely needs, and only after you have asked us to.
Applying is not a commitment
Submitting an application for the Rental Agent role does not offer you a role, guarantee an interview, or create any obligation on either side. Nothing on this page is a contract. We review every application, and we will only contact you about this role for the Rental Agent role.
Job scams: what we will never ask you to do
Recruitment scams are common, and real estate is a common setting for them. To be clear about what a legitimate conversation with us looks like:
- We will never ask you for money to apply, for a licence, for a training fee, or for equipment.
- We will never send you a cheque to deposit and ask you to send back the difference.
- All correspondence comes from a @compass.com address. We will not approach you on social media, and we will not ask you to move to a personal email, text, or messaging app.
- Your licence application and any associated fees go through the New York State Department of State, never through us. You keep control of your own licence.
- We will never ask for your bank details, your licence number, or your National Insurance number by email before we have spoken.
If anyone claiming to represent this team asks for money, your licence, or your identity documents, stop and contact us on finelliteam@compass.com using the number on our own website — not any number supplied in the message. You can also report job scams at ReportFraud.ftc.gov. Licence concerns go to the NYS Department of State.
What happens to your application
We use what you send to assess your application for the Rental Agent role and to contact you about it. We do not sell it, and we do not use it for anything else. Read the Privacy Policy. Please do not include a Social Security number, bank details, or a copy of your licence in an application — we do not need them at this stage, and if we ever do we will ask for them separately and explain why.
Independent Contractor Status
All real estate salespersons affiliated with The Finelli Team are independent contractors associated with Compass, a licensed New York real estate broker. A valid New York State Real Estate License is required.
